Your Backyard Renovation List Is Missing Something

Every backyard renovation has a list. New deck. Better lighting. Maybe that outdoor kitchen you've been pinning for years.

Here's what usually gets left off: shelter. Without it, your brand-new patio is only as good as the weather forecast. A Hansø pergola fixes that.

Built from T6 aerospace-grade aluminum and engineered for up to 167 mph winds and up to 65 PSF snow load, it keeps your patio covered, comfortable, and in use from spring through winter. Motorized louvers let you decide how much sky you want, anytime.

Early Bird Offers EXTENDED: save up to 40% on pergolas, plus a $1,000 installation voucher, a Free Hansø ProCheck Care™ 10-Year Plan worth $950, FREE heater and more.

The list is long. Make sure the most important thing is on it.

📰 The Local Rundown

🏢 Southlake Weighs an Office Park on Kimball

A 3.62-acre tract at 501 N. Kimball Ave. is zoned for agriculture today, though Southlake's land use plan has long pointed it toward offices. Tonight the City Council takes a first look at Magnolia Property Company's plan to change that: five two-story office buildings, each on its own lot, with about 56,400 square feet of floor space and 192 parking spaces. The company already runs an office park in Southlake, and its renderings borrow from that look.

The Planning and Zoning Commission recommended approval 5-1 on Oct. 8, and the developer has since added pervious pavers to stay under the city's 65% limit on hard surfaces. A couple of exceptions are still part of the ask. The plan would keep about 19.7% of the site's existing tree canopy, where the city's tree ordinance calls for 60%, and the Kimball driveway would be limited to right turns in and out because it sits closer to a median opening than city rules normally allow. The applicant's traffic study estimates about 662 vehicle trips a day.

Three nearby property owners have filed written opposition, covering roughly 32% of the land within 200 feet of the site. That's above the 20% threshold, so if the opposition holds, final approval on second reading would need a supermajority of the council. If it's approved, parking and utilities would go in first, with the buildings following lot by lot.

🌳 Harriet Creek Ranch Park Is Getting a Redo

Fort Worth is starting to redesign Harriet Creek Ranch Park, the 32-acre neighborhood park on Cowboy Trail north of SH 114, and neighbors have already weighed in. The city has $425,000 for the current phase of improvements.

At an Oct. 22 public input meeting, residents asked for a walking loop (one said walking the neighborhood isn't ideal with the traffic and cars parked on the street), better sight lines through the brush along the creek, and active spaces like a soccer field and a baseball or softball backstop. A bridge over the creek came up too. It was part of the park's 2008 master plan, but the city's project manager said building in the floodplain would take studies and permits that could easily burn through the budget.

Planning is still in the early stages, and construction likely won't start until late 2027 or early 2028. The Fort Worth Report's recap includes the project manager's contact for anyone with ideas or questions.

🍽️ Local Table 🍽️

❤️ Local Favorite: The Original Roy Hutchins Barbeque | 3000 TX-114, Trophy Club

Roy Hutchins took his first barbecue job in 1964, at 14, at King's Barbeque in his hometown of McKinney. These days he's back at the pit with his son Wes and grandson Zack, and the Trophy Club spot on State Highway 114 is the original location of The Original Roy Hutchins Barbeque.

Ordering works the old-school way: walk up to the meat block, where the crew cuts your order in front of you, then load up at the self-serve sides line. The menu leans on prime brisket, pork belly burnt ends, beef ribs and Texas Twinkies. There are no reservations, it's open daily from 11 AM to 9 PM or until it sells out, and the restaurant suggests getting there at 11 to skip the crowd. It's BYOB, too.
